What causes black streaks on a roof

The dark streaks running down so many Michigan roofs are not dirt or mildew. They are a blue green algae called Gloeocapsa magma. Its spores travel on the wind and settle on shingles, where the algae feeds on the limestone filler that manufacturers mix into asphalt shingles.

As a colony grows it builds a dark outer coating to protect itself from the sun, which is why the streaks look black. It spreads fastest on north and east facing slopes that stay shaded and damp, and under trees that keep the roof from drying. Moss and lichen often follow in the same areas, and they hold water against the shingles and can lift their edges.

Why we soft wash instead of pressure washing

Asphalt shingles are covered in mineral granules that shield them from UV. A pressure washer strips those granules, which ages the roof and can cause leaks. The Asphalt Roofing Manufacturers Association advises against pressure washing shingles for exactly this reason.

A soft wash uses chemistry instead of force. The industry standard solution is diluted sodium hypochlorite, the active ingredient in household bleach, mixed with a surfactant so it clings to the shingles long enough to work. It kills the algae, moss and lichen on contact, and it is applied at about the pressure of a garden hose, so nothing is blasted off the roof.

Our roof soft wash process

  1. Step 1

    Inspect the roof

We look for damaged, curling or missing shingles first. A roof that needs repair should see a roofer before it is cleaned.

  2. Step 2

    Protect the property

Plants, beds and walls below the roof line are soaked with water so any runoff is diluted.

  3. Step 3

    Apply at low pressure

The cleaning solution goes on at about garden hose pressure, slope by slope, covering the streaks, moss and lichen.

  4. Step 4

Let it work, then rinse below

The solution kills the growth on contact. We rinse gutters, walls and plantings again before we leave.

  5. Step 5

    Moss releases over time

Streaks fade the same day. Dead moss and lichen loosen and wash off with rain over the following weeks.

  • Safe for asphalt shingles when applied at low pressure
  • Slate, clay tile and cedar shake roofs are assessed separately before any quote
  • Often paired with gutter cleaning, since gutters carry the rinse water

What a roof cleaning quote depends on

  • Roof size and number of stories
  • Pitch, valleys and how safely we can access each slope
  • How heavy the black streaks, moss or lichen are
  • Bundling with gutter cleaning or a house wash on the same visit

What causes the black streaks on my roof?
They are a blue green algae called Gloeocapsa magma. Spores travel on the wind, settle on the roof, and feed on the limestone filler in asphalt shingles. The dark color is a coating the algae makes to protect itself from sun, which is why streaks look black rather than green.
Will pressure washing damage my shingles?
High pressure knocks loose the granules that protect shingles from the sun. We never pressure wash shingles. A soft wash kills the algae with a cleaning solution applied at low pressure, which is the approach asphalt shingle manufacturers recommend.
How long does a roof stay clean?
Usually several years, because the treatment kills the algae rather than rinsing the top layer. Roofs in heavy shade see regrowth sooner than roofs in full sun.
Is the cleaning solution safe for my plants?
We soak plants and beds with water before we start, keep the solution on the roof with low pressure application, and rinse plantings again at the end so any runoff is diluted.
